We provide linens for beds, bath towels & washcloths, and hot tub towels. If using the playpen, please bring your own crib sheet.
STARTER QUANTITIES ONLY ARE PROVIDED: Cleaner provides 1-2 bars of soap per bathroom, 2 rolls of toilet paper per bathroom, 1 roll of paper towels, 1 kitchen towel, 1 dish towel, and hotel-sized dish liquid. They provide 2 trash bags per trash can. Please bring more of the above items to fit your needs based on your size group and length of stay.
The kitchen is stocked with everything you would expect in a normal kitchen plus a griddle, blender, toaster, waffle iron, crockpot, various size pots & pans, wine glasses, and a regular 12-cup coffee pot.
Yes! We provide a highchair, pack n’ play, umbrella stroller, and baby gates where stairs apply. If you plan to use the pack n’ play, please bring your own crib sheet.
Yes! Each cabin has a gas grill and we also provide the propane. Holly Farms Haven also has a large charcoal grill.
We do not provide firewood. You may purchase some at Dollar General or Kroger, seasonally.
No pets allowed. We love fur babies, but we do not allow pets (not even ours). Any guest found to have brought a pet will receive a $450 pet cleaning fee.
Yes! Our hot tubs are drained, cleaned, and refilled between each stay. If it is not warm when you first arrive, please be patient since it takes a few hours to warm to full temperature after it is refilled. There is also a floater with sanitizer that must remain in the hot tub at all times.
No, our cabins are not part of a community with a pool. We recommend visiting some of our wonderful area parks that offer a waterpark such as Dollywood Waterpark, Soaky Mountain Waterpark, and others.
Please put all trash in bear bins. Guests may request a mid-trip trash pickup for a charge of $35 or guests may take extra trash to the Convenience Center at 447 Tiger Drive, Pigeon Forge, TN (located behind Pigeon Forge High School) at no charge.
We offer a 10% military discount with proof of a military ID. We do NOT offer any other discounts, and do not eliminate or reduce any of the fees.
You may check in any time after 4pm and you must checkout prior to 10am on the day of your departure. Check out is at 10am sharp. You will be charged $50 for late checkouts and an additional $25 for every 30 minutes after that.
We cannot grant early check-ins, so please do not arrive to the property prior to your 4:00 pm check-in. We have cleaners, inspectors, and maintenance during turns (in between guests) and we need the proper amount of time to complete these necessities. Please enjoy site seeing, fun attractions, a light meal or sweet, wine tasting, or complete your grocery shopping if you arrive to town earlier. The front door code will be sent to you at your 4:00 pm check-in time via an automated message.
We offer a full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that.
Cancellations due to weather will not be refunded.
The roads are well maintained and paved, and most of our cabins have mainly flat roads for access. However, if you are staying at Bluff Mountain Panorama, there are some steeper parts that are "scary" for some people as you make your way to the top of the mountain…but the view is totally worth it!
Only if snow or ice conditions are present. It’s basically a rule of thumb for all mountain roads in this area that if ice or snow conditions are present, you should have 4-wheel drive or snow chains.
No. Thankfully, our properties were not harmed by the 2022 fires that affected the Wears Valley area that we call home.
We provide unlimited cable internet with the highest Wi-Fi speed that is available at each cabin.
Occasionally, we may reduce prices for upcoming dates in the month that have remained unsold. If this happens, the price on the reservation page will reflect that.
For best directions, we suggest you download the Waze app. It takes you directly to the cabin and routes you around traffic when you're in town.
Yes, we decorate our cabins with a Christmas tree and stockings. Schedule permitting, we try to have all our cabins decorated prior to Thanksgiving with decorations removed by mid to late January.
